Whiteland The Westin Residences Overview

Whiteland Westin Residences Sector 103 is a new-launch high-rise project by Whiteland Corporation on the Dwarka Expressway, Gurgaon, sold under Marriott's Westin brand. HRERA Gurugram registered the first phase as Urban Resort, GGM/838/570/2024/65, on 18 June 2024. The record on this page carries possession in September 2030. The homes are 3 and 4 BHK of 2,673 to 3,750 sq ft at about Rs 22,000 per sq ft, Rs 5.88 to 8.25 crore (October 2026).

What the Westin name buys, and what it costs

Marriott licenses the Westin name. It does not build or sell the homes, and Whiteland Corporation is the promoter on the HRERA record. In practice the brand means hotel-style service inside a residential gate: a doorman, concierge, housekeeping on call, guest suites and in-residence dining. Those services are paid through monthly service charges on top of maintenance, and they run higher than in an unbranded tower. Whiteland opened sales in May 2025 and awarded the first-phase construction to Kalpataru Projects and Ahluwalia Contracts in July 2025.

Phases, the 20-acre plan and your registration

Hafeez Contractor, the architect, describes a 20-acre estate of about 1,750 apartments in towers of about 45 storeys, with 3 and 4 BHK flats and duplexes. The first HRERA registration covers 9.58 acres at village Dhanwapur, licensed as a mixed land use colony, and Whiteland has applied for four of the seven phases. Check which registration and which tower your unit falls under, and take that tower's completion date from the HRERA form. Whiteland has not published a tower count. The 12 towers of 42 floors on this page are the plan as we have it.

Inside the 3 and 4 BHK

The 3 BHK plans on this page are 2,673 and 2,939 sq ft and the 4 BHK 2,962 and 3,750 sq ft, each with a staff room. The architect's specification lists high ceilings, tinted high-performance glass, modular kitchens, central air-conditioning and smart-home controls. A central green larger than a cricket ground sits between the towers, with jogging trails and picnic lawns, and an infinity pool looks over it. The club list names a bowling alley, jacuzzi, juice bar, kids' zone and an outdoor lounge. Treat the list as design intent until the club stands. The HRERA progress report says what is built.

Sector 103 and the expressway run

Sector 103 is on the Delhi-side stretch of the Dwarka Expressway at Dhanwapur, between the Delhi border and the Sector 102 to 104 cluster. From the site the expressway is about 2.6 km, IGI Airport Terminal 3 about 22.9 km and DLF Cyber City about 16.7 km by road. The trade-off is the corridor's usual one: sector roads and markets are still coming up, so daily shopping means a drive to Sector 102 or Dwarka for a few years.
