Signature Global Deluxe DXP Overview

Signature Global Deluxe DXP, spelt De Luxe DXP by the developer, is a high-rise launch by Signature Global in Sector 37D, Gurgaon, where Dwarka Expressway meets NH-48 near Kherki Daula. It offers 3, 3.5 and 4 BHK flats of 2,453 to 3,250 sq ft from about Rs 4.17 crore, at about Rs 17,000 per sq ft (October 2026). Possession is expected in March 2031. Eight towers hold 1,008 homes on 16.65 acres. The HRERA registration is GGM/783/515/2024/10, dated 7 February 2024; the promoter is Signatureglobal Business Park Limited.

Signature Global's first project at this price

Signature Global built its name on affordable and mid-income housing in Gurgaon. This is its first project at this price, and the consultants show it: Aedas and Design Forum International on architecture, DPA on interiors and Sanju Bose on landscape. Ahluwalia Contracts is building it under a Rs 1,144 crore contract awarded in September 2024. The developable area is about 28.1 lakh sq ft, and the developer's page carries an IGBC Gold rating. There is no delivered tower at this price to walk through, so judge it on the drawings, the consultants and the construction pace.

Price, sizes and the resale question

At about Rs 17,000 per sq ft, a 3 BHK of 2,453 sq ft starts near Rs 4.17 crore. The largest 4 BHK of 3,250 sq ft is near Rs 5.5 crore, and the 3.5 BHK sits between the two. Penthouses are listed by the developer and priced separately. Pre-launch sales crossed Rs 3,600 crore, so many units now move as transfers from early allottees at a mark-up over the launch rate. Compare that mark-up with the developer's current list before you pay. Check the transfer charge and the paid-up amount on the allotment too.

Two clubhouses, seven pools and a Miyawaki forest

The developer's list runs to more than 40 amenities. Two clubhouses total about 80,000 sq ft. There are seven swimming pools, two of them heated, with a pavilion and pool deck. Outdoors are basketball, tennis and multi-use courts, a skating rink, an outdoor gym and a yoga lawn. An amphitheatre, a party deck, a Miyawaki forest and a butterfly garden sit in the landscape, with a pet zone and a senior citizens' area. A retail arcade at the edge of the site covers daily needs. All of this is on paper until handover; the renders are marked artist's impressions.

Sector 37D: the expressway on one side, NH-48 and the toll on the other

Sector 37D sits where Dwarka Expressway meets NH-48, about 5 km from the Kherki Daula toll and about 9 km from Hero Honda Chowk. Rajiv Chowk is about 13 km, Cyber Hub about 21 km and IGI Airport Terminal 3 about 31 km by road. The sector is still building out, so shopping and schools mean a drive for now.
