Krisumi Waterside Residences is phase 3 of Krisumi City in Sector 36A on the Dwarka Expressway, Gurugram, by Krisumi Corporation, the Krishna Group and Sumitomo Corporation venture: towers 3.1, 3.2 and 3.3 of about 42 floors on 5.1 acres with 612 homes, designed by Nikken Housing System with interiors by a.N.D. Homes are 2 LDK of 1,740 to 1,964 sq ft, 3 LDK of 2,260 to 2,700 sq ft and penthouses to 7,130 sq ft around a lake, a children's stream and a Japanese gatehouse. Krisumi's list price in October 2026 is ₹25,000 per sq ft of saleable area, ₹4.35 crore for the smallest 2 LDK, with resale asks about 6 percent under it. Completion registered for October 2029.

The Krisumi Waterside Residences price in October 2026: list and resale

Krisumi's own price table in October 2026 reads ₹4.35 crore for the 1,740 sq ft 2 LDK, ₹4.82 to 4.91 crore for the 2 LDK plus study, ₹5.65 crore for the 2,260 sq ft 3 LDK and ₹6.75 crore for the 2,700 sq ft 3 LDK plus staff, a flat ₹25,000 per sq ft. Penthouses of 5,453 to 5,867 sq ft list at ₹13.63 to 14.67 crore. First buyers from the April 2024 launch resell at ₹4.25 crore for the 2 LDK, ₹4.7 to 4.8 crore for the study types and ₹5.42 crore for the 3 LDK. Broker lists from June to August 2026 sat at ₹4.1 to 6.48 crore, so the resale market runs about 6 percent under the list. We keep the list rate as the working rate and show the resale band beside it in the price list below.

Carpet area is 957 sq ft for the 2 LDK, 1,080 for the study type, 1,243 and 1,485 for the two 3 LDK and 2,890 to 3,110 for the penthouses, about 55 percent of saleable area. The HRERA registration requires sale on carpet area, so a quote per carpet sq ft will look almost double. Compare on one basis.

The project is registered with the Haryana RERA as 39 of 2024, certificate RC/REP/HARERA/GGM/812/544/2024/39 dated 8 April 2024, valid to the completion date of 14 October 2029 (Krisumi's own form says 30 September 2029): 5.0951 acres of the 30.38-acre licensed township, three towers, 612 homes, 108 EWS units and one shop, promoter Krisumi Corporation, estimated cost ₹778 crore. Portals print four towers, far smaller and far larger home counts, and possession dates two years either side. The certificate figures above are the ones to rely on. Krisumi's site shows drone photos of towers 3.1 to 3.3 dated October 2026 without stating the floor reached. Ask us for the current stage.

A lake, a kids' stream and a Japanese gatehouse

The renders on this page come from Krisumi. They show a gatehouse with pine planting at the entrance, a ring road between the towers, a main pool with cabanas and a children's splash pool. There is a landscaped lake that reflects the towers, a kids' stream with a shaded pavilion and a double-height residents' lounge. Lobbies are air-conditioned, every home has piped gas and full power backup, and the site plan places the three towers along the green belt. The sample living room and master bedroom show the A.N.D interiors with timber screens and full-height glazing.

Reviews, rent and the trade-off

Krisumi Waterside Residences reviews from buyers of the first phase centre on the Japanese finish and the finished clubhouse next door. The concern is the 2029 date and the still-new sector, where schools and malls are 6 to 8 km away. DLF Cyber Hub is about 22 km and IGI Airport about 31 km by road.
