M3M Mansion Overview

M3M Mansion is the large-home project on Dwarka Expressway in SCDA, M3M's Smart City Delhi Airport township in Sector 113, Gurgaon, on Dwarka Expressway. It is registered with HRERA Gurugram as GGM/802/534/2024/29, dated March 2024, in the name of Lavish Buildmart, an M3M company. Eight towers of 32 floors hold about 1,212 homes of 3.5, 4.5 and 5 BHK with penthouses on top, from 2,080 to 3,415 sq ft. The half room is a utility space, and select homes get wraparound decks. The theme is golf, with a chip-and-putt green, water bodies and lawns between the towers.

Price and floor plans

Homes are priced at about Rs 20,000 per sq ft of super area. A 3.5 BHK of 2,080 sq ft starts near Rs 4.16 crore. The 4.5 BHK types of 2,700 to 3,415 sq ft run from about Rs 5.40 crore to Rs 6.83 crore. The 5 BHK homes and penthouses are priced on request. Club Imperial and the lifestyle pavilion

Club Imperial is the clubhouse, with a banquet hall, a business centre, a mini theatre and a gaming zone. Its indoor temperature-regulated pool is one of several pools. The lifestyle pavilion is a multi-level social space with gold-leaf accents and water around it. Outdoors there are a golf chip-and-putt space, cricket, badminton and tennis. There are also an amphitheatre, pet parks, a yoga zone, a cycling track and a kids' play area. The renders on this page are M3M's, including the sample living room, bedroom and kitchen.

Possession date

This is a 2024 launch, and the site holds February 2032 as possession, so it is a long hold. M3M publishes a tower-wise construction schedule, updated in September 2026. Ask us for the M3M Mansion construction update for your tower, and take its HRERA completion date in writing.

Location, resale and the trade-off

Sector 113 sits at the Delhi border. By road, IGI Airport Terminal 3 is about 18 km, DLF Cyber Hub about 14 km and Yashobhoomi about 6 km. Bijwasan railway station is about 4 km.
