M3M Capital Overview

M3M Capital is a high-rise project on Dwarka Expressway by M3M in Sector 113, Gurgaon, inside SCDA, M3M's Smart City Delhi Airport township on Dwarka Expressway. It is registered with HRERA Gurugram in three phases: GGM/531/263/2022/06 and GGM/612/344/2022/87 of September 2022 and GGM/825/557/2024/52 of May 2024. Eleven towers of 36 floors hold about 1,463 homes of 2.5, 3.5 and 4.5 BHK, from 1,310 to 2,298 sq ft. The half room is a study. The towers stand around a large landscaped central green. The retail strip next door, M3M Capital Walk, is M3M's own.

Price and sizes

Homes are priced at about Rs 20,000 per sq ft of super area. A 2.5 BHK of 1,310 sq ft starts near Rs 2.62 crore. The 3.5 BHK of 1,665 and 1,695 sq ft is from about Rs 3.33 crore. The 4.5 BHK of 2,060 and 2,298 sq ft runs from about Rs 4.12 crore to Rs 4.60 crore. Payment is construction-linked for the phases still being built. Golf-style living around a central green

M3M calls it golf-style living. The towers face a sprawling central green with a golf putting area, jogging tracks, yoga and meditation zones and a sports arena. The club has a fitness centre, an outdoor spa, a private events area with a dining bar, art studios, a kids' play zone and an outdoor party lawn. The renders on this page show the banquet hall, the tower lobbies and a sample home. Balconies on the upper floors look over the green and, beyond it, Dwarka's golf course.

Possession date, tower by tower

Phases 1 and 2 are the older registrations and phase 3 the newest, so towers hand over at different times. M3M's construction schedule of September 2026 shows the towers at different slabs. Ask us for the tower you are offered, not the project as a whole. The site holds June 2026 as the first possession date. It has passed for some towers and not others, so take the HRERA date of your tower in writing.

Location, reviews and the trade-off

Sector 113 is the Gurgaon side of the Delhi border. By road, IGI Airport Terminal 3 is about 18 km, DLF Cyber Hub about 14 km and Yashobhoomi, the Dwarka convention centre, about 6 km. Bijwasan railway station is about 4 km and Dwarka Sector 21 Metro about 8 km. M3M Capital reviews from buyers praise the township and the airport side.
