Max Estate 360 Overview

Max Estate 360 is Max Estates' six-tower project under construction in Sector 36A on the Dwarka Expressway, Gurugram, by Max Estates, planned for three generations with two of the six towers run as Antara senior-living residences. Towers of 37 floors on 11.8 acres hold 864 homes: 3 BHK of 2,611 to 2,844 sq ft and 4 BHK of 3,531 sq ft. Max Estates has sold every home. The market is resale from first buyers at about ₹21,000 per sq ft of saleable area in October 2026, ₹5.48 to 7.42 crore, with completion registered for August 2030.

Fully sold by the builder: the Max Estate 360 resale price in October 2026

Max Estates launched Estate 360 in August 2024 and booked ₹4,100 crore within 30 days. By its May 2026 investor presentation every home was sold, ₹4,831 crore on 2.4 million sq ft, an average a little under today's working rate. Everything on offer now is a first buyer's allotment. Resale asks in October 2026 run ₹5.48 to 6.03 crore for the 3 BHK types and ₹7.05 to 7.49 crore for the 4 BHK. Brokers quote a little higher. We take ₹21,000 per sq ft as the working rate, about ₹5.48 crore for the 2,611 sq ft 3 BHK, ₹5.97 crore for the 2,844 sq ft type and ₹7.42 crore for the 4 BHK. The price list below gives each type with the asks seen.

Carpet areas are 1,404 to 1,530 sq ft for the 3 BHK types and 1,899 sq ft for the 4 BHK, about 54 percent of the saleable area, a lower share than most Gurgaon towers because of the large decks and lobbies. Compare quotes on one basis.

Registration 87 of 2024, construction in October 2026. Disputed figures

The project is registered with the Haryana RERA as 87 of 2024, certificate RC/REP/HARERA/GGM/860/592/2024/87 dated 16 August 2024, valid to the completion date of 31 August 2030, on 11.8 registered acres of a 26.16-acre licensed holding: six residential towers and one EWS tower, 864 homes, 153 EWS units and 8 shops, promoter Max Estates Gurgaon Limited. Portals print 12 acres and 38 floors. The certificate says 11.8 and the design 37 habitable floors. In May 2026 the ground, first and second floor slabs were cast across the six towers and Max Estates posts a monthly construction update on its site.

Built for three generations

The estate has two clubs: The Hub for everyone and The Antara Club for seniors. Antara also runs primary healthcare inside, with lifecare suites, clinical rooms, a physiotherapy room and a consulting doctor. The ground is car-free. Vehicles go underground and the surface is given to lawns, a winding lake with a bridge and more than 700 trees of 33 species. A Sports Block holds tennis, badminton and a cricket pitch, and a Community Plaza has a pharmacy, salon, grocery and ATM. The facades use brick and terracotta with jaali screens, and the project is IGBC Platinum pre-certified.

Location on the expressway

The Max Estate 360 Dwarka Expressway address is the junction with the CPR. The drive to the airport is about 29 km by road and DLF Cyber Hub about 22 km. The trade-off is that Sector 36A is new: the nearest established schools and malls are 8 to 9 km away in Sector 10 and Sector 29. Daily shopping will lean on the Community Plaza for the first years. Buyers who want a finished neighbourhood today should compare a ready project. Buyers who want a large, planned estate with senior care built in have few other choices in Gurgaon.

Max Estates has sold every home in Estate 360, so there is no builder price list or payment plan to join; homes are bought from first buyers on an agreement to sell with Max Estates' transfer process, paying the seller the instalments already paid plus the agreed premium and taking over the balance on the construction-linked schedule. GST at 5 percent applies on the instalments still due. We check the allotment letter, the receipts and the transfer charge before you pay a token.
